The classic tell. Rub a west- or south-facing wall and pigment comes off on your hand. That's the builder coating having exhausted its UV protection. Meanwhile the north elevation often still looks nearly new, which is why so many Surprise homes appear to be two different ages of paint.

Sound substrate underneath

Because there is only one coat of history, there is usually no film build, no edge lift, and no mystery about what earlier contractors did. Prep is straightforward: wash, caulk, prime the bare spots, coat. That should be reflected in the price, and on our quotes it is.

Caulk failing before the paint

On homes of this age the caulk around windows, garage returns, and trim joints has often failed before the paint field has. Left alone those open joints let water behind the finish. Recaulking is a small part of the cost and a large part of whether the new coating lasts.

How do I know if my Surprise house needs repainting? +
Rub your hand on a south- or west-facing wall. If chalky pigment comes off, the coating has lost its UV protection and is no longer doing its job, even if the shaded elevations still look fine. Other signs are caulk that has cracked or pulled away from window and garage-door edges, and visible fading that is obviously worse on the sun side than the north side. On most Surprise homes those show up somewhere around the seven to ten year mark.
Is the first repaint cheaper than later ones? +
Usually, and it should be. A house on its first repaint has only one coat of history, so there is normally no film build, no edge lift, and no unpleasant surprise from what a previous contractor skipped. The prep is a straightforward wash, recaulk, prime, and coat. Houses on their third or fourth repaint often need adhesion testing and sometimes stripping, which is real additional labor. We price the easy one as the easy one rather than padding it.
Can you work around us if we are home during the day? +
Yes, and we plan for it from the start. We agree working hours with you and stick to them, contain dust from washing and sanding, keep walkways clear, close gates behind us if there are dogs, and clean up at the end of each day rather than at the end of the job. We will also tell you in advance which days are the loud ones, so you can plan around the pressure washing and sanding instead of being surprised by it.
Why is my north wall fine when the west wall looks terrible? +
Because they are not receiving remotely the same exposure. Direct summer sun on the south and west elevations breaks the coating down years ahead of the shaded sides, so a single-age paint job ends up looking like two. It is completely normal here. It does mean that repainting only the bad wall leaves you with a visible mismatch as the new paint sits next to older, faded material, so a whole-house repaint usually makes more sense once the sun side has gone.
Do you match HOA-approved colors in Surprise communities? +
Yes. Much of Surprise sits in planned communities with an approved palette and a submittal process. We identify your community's list, match the approved colors exactly, and give you a written spec with manufacturer names and color codes so you have something concrete to submit. The submittal itself goes in under your name, as most committees require. If we cannot confirm what your community has approved, we will tell you before starting rather than after a letter arrives.
