Almost always because standard wall paint was used where a scrubbable coating was needed. Corridors, entries, and stairwells take constant hand contact, cart scuffs, and cleaning, and a flat residential-grade finish has no defence against any of it. Specifying a washable coating for high-traffic surfaces costs slightly more up front and dramatically changes how long the space looks maintained. It is one of the most common things we correct on commercial interiors.
