Older block and ranch, south of the 202

Painted concrete block and early ranch stock has usually been coated many times. The live question is whether the accumulated film is still bonded. If an earlier coat went on without a masonry primer, the block has been taking on moisture ever since and no amount of new paint fixes that without sealing it first.

Desert contemporary and custom

Newer north Scottsdale homes tend to have sound substrate and complex elevations: multiple planes, deep reveals, parapets, and metal or wood accents against stucco. The difficulty is in the transitions and the cut lines, not the wall field. That is a finish-quality job, and it takes longer than the square footage suggests.

Muted desert colors shift dramatically between morning and late-afternoon light, and a shade that looks right on a chip in a showroom can go pink or green on a west elevation at five o'clock. We sample on the actual wall and look at it at different times of day before committing.

Newer custom and desert contemporary homes usually have sound walls, and the work is about complex elevations, clean transitions between materials, and a finish that holds up to close inspection. Pricing one the way you would price the other is how jobs go wrong.
How do you pick exterior colors that work in Scottsdale light? +
By putting real samples on the actual wall and looking at them at different times of day. Muted desert colors shift a lot between morning and late-afternoon light, and a shade that reads perfectly neutral on a chip can go noticeably pink or green on a west-facing elevation at five in the afternoon. A paint chip held up in a showroom tells you almost nothing about what the house will look like. This step costs a couple of days and prevents a repaint you did not want.
Do Scottsdale HOAs have to approve my exterior paint color? +
Many Scottsdale communities do run an approved palette with an architectural submittal process, and review can be stricter here than in a standard tract neighborhood. We work from your community documents, match the approved colors exactly, and give you a written spec with manufacturer names and color codes so you can submit it. The submittal itself goes in under your name, as most committees require. If we cannot confirm what is approved, we will tell you before the job starts.
Why is my painted block wall blotchy after it rains? +
Because the block was never properly sealed. Concrete block is porous, and if an earlier coat went on without a masonry primer or block filler, the wall has been absorbing moisture ever since. It shows as dark patches that fade as things dry out and return with the next rain. Repainting without sealing repeats the problem. This is common on older south Scottsdale block homes and it needs to be in the original scope, not discovered mid-job.
