Painters in Peoria, where the quote depends on which end.

Peoria stretches a long way north, and the housing at one end has almost nothing in common with the other. Same city, two completely different prep jobs.

  • Older southern Peoria stock and newer northern developments
  • Prep scoped to the actual substrate, not a per-square-foot guess

What we find in Peoria

What each end of the city needs

These four cover most of what we run into, and which ones apply to you depends heavily on when your house was built.
01

Older stock: what is under the paint

Homes in the southern part of the city have often been coated several times over the decades. The live question is whether the built-up film is still bonded and whether any bare masonry was ever properly sealed. We test that before quoting, because the answer changes the job substantially.
02

Newer stock: builder paint at end of life

Newer northern Peoria homes typically have sound walls and original builder-grade coating that has simply run out of UV protection. The south and west elevations chalk out first while the shaded sides still look presentable. Prep is straightforward on these, which is good news for the quote.
03

HOA palettes in the newer communities

Much of the newer development runs an approved color list and a submittal process. We identify your community's palette, match it exactly, and give you a written spec with manufacturer and color codes so you can submit it rather than guessing from a chip.
04

Perimeter block walls

Peoria yards are full of block perimeter walls, and they take direct sun from dawn to dusk with no eave shading them. They are usually the most faded surface on the property and the cheapest thing to fix relative to how much they change the look of the lot.

Our process

How we quote a Peoria repaint

Four steps, in this order, on every Peoria job. The sequence is what separates a repaint that lasts from one that does not.

  1. 01
    1

    Establish which Peoria this is

Older southern stock is an adhesion and substrate question. Newer northern stock is usually sound walls and spent builder paint. The answer changes the job substantially.

  2. 02
    2

Price the easy house as easy

If the walls are sound and it is a straightforward wash, caulk, prime and coat, the number should reflect that rather than being padded to match what an older house would cost.

  3. 03
    3

    Repair before coating

Cracks patched and re-textured so they blend, bare masonry sealed, failed joints recaulked. Painting over an open crack buys you one monsoon season.

  4. 04
    4

    Coat for full sun

UV-resistant exterior paint rated for this climate, specified for the elevations actually taking the load.

What we handle

Peoria services

Full residential range, plus the perimeter work most companies treat as an afterthought.
01

Exterior repaints

Exterior painting on both older and newer stock, with the prep scaled to the substrate rather than assumed from the square footage.
02

Stucco crack repair

Repair and re-texturing folded into the same visit. Painting over an open crack buys you one monsoon season before it reopens.
03

Block walls and fencing

Perimeter walls, fences, and gates. These get the most sun and the least attention, and bringing them back changes how the whole property reads for comparatively little.

WHY NOVAK

Why the finish holds up.
It’s built in layers.

A paint job is only as good as the system underneath it.

Novak Painting Group treats scope, preparation, coating selection, and final inspection as one connected process, not separate tasks to rush through.

CLEAR SCOPE SURFACE-SPECIFIC PREP PHOENIX-READY COATINGS
THE NOVAK FINISH SYSTEM FOUR LAYERS FROM SUBSTRATE TO WALKTHROUGH

Scope before color

Surfaces, repairs, products, colors, access, and timing are defined before work begins.

The finish starts underneath

Protection, cleaning, repair, sanding, and priming create the surface the topcoat needs.

Chosen for Phoenix

Coatings are matched to the material, exposure, sheen, and demands of Arizona heat and sun.

Checked in the light it lives in

Coverage, edges, touchups, and the final walkthrough are handled with the same careful eye.

Frequently Asked

Frequently Asked Questions

Why does painting cost different amounts in different parts of Peoria? +
Because the housing stock is genuinely different across the city. Older homes in southern Peoria have usually been painted several times, and the prep depends on whether those earlier coats are still bonded and whether any bare masonry was ever sealed. Newer homes further north often have sound walls and just need the original builder coating replaced, which is a much simpler job. Same square footage, different scope. That is why we quote on site rather than over the phone.
When does builder-grade paint need replacing in Peoria? +
Usually somewhere around the seven to ten year mark in this climate, with the south and west elevations going first. The simplest test is to rub a sun-facing wall with your hand and see whether pigment comes off. Chalk means the coating has lost its UV protection and is no longer doing its job, even if the shaded elevations still look fine. Many newer Peoria homes hit this point while the north side of the house still looks almost new.
Do you paint block perimeter walls in Peoria? +
Yes, and they are worth doing. Perimeter block walls take direct sun from dawn to dusk with nothing shading them, so they are typically the most faded and chalked surface on a Peoria property, aging the whole lot even when the house looks reasonable. They are inexpensive relative to the visual difference, and folding them into an exterior repaint means one crew and one mobilization rather than a separate trip out.
Do Peoria HOAs need to approve my paint colors? +
In much of the newer development in northern Peoria, yes. Those communities generally publish an approved palette and run a submittal process. We identify your community's list, match the approved colors exactly, and give you a written spec with manufacturer and color codes so you have something real to submit. Older southern Peoria neighborhoods are less likely to have that requirement. We confirm which applies to you during the estimate rather than assuming.
How far in advance should I book a repaint in Peoria? +
Give us a little notice if you can. Our shop is in Phoenix, so we schedule West Valley work in blocks rather than driving out one job at a time, which keeps the pricing sensible for everyone. A couple of weeks of flexibility on dates usually gets you a better slot. If you have a hard deadline, a closing date or an event, tell us up front and we will be straight with you about whether we can hit it. Call (715) 223-7083.
Are you insured, and are estimates free in Peoria? +
Novak Painting Group is bonded and insured, and every estimate is free. Owner Cody Novak comes out and quotes the work personally, so there's no call center and no commissioned salesperson between you and the crew that does the job. Call or text (715) 223-7083 and we'll set up a time to walk the property with you.
